A rapidly expanding UK retail group needed to double their distribution capacity to support rapid national growth and increasing online sales. Having successfully acquired their original 130,000 sq ft headquarters through our team, the business was quickly outgrowing its capacity. The client required at least 130,000 sq ft of additional warehouse and distribution space in close proximity to their existing operation.
We conducted a comprehensive search of available industrial properties within the target catchment area, identifying suitable buildings and engaging directly with landlords and agents. After detailed negotiations, we secured 130,000 sq ft unit, negotiating competitive lease terms and rent levels. Our building surveying team undertook a thorough schedule of condition inspection, identifying existing disrepair and ensuring our client's repairing liabilities were strictly limited to future deterioration only. When the landlord subsequently decided to sell the freehold, we advised the client on acquisition and successfully negotiated the purchase.
We successfully secured 130,000 sq ft of warehouse and distribution space, doubling the client's operational capacity. Securing the freehold provided long-term occupational security and asset ownership, removing future lease renewal uncertainty.
