The Challenge

A property development company required a £122 million development finance facility to deliver a major mixed-use regeneration scheme in South-East London. The project comprised 487 co-living units, a 110-key hotel, and a pet hospital across four blocks ranging from 3-17 storeys, located within walking distance of a major transport hub. The complex structure and scale demanded a lender with deep sector knowledge, pragmatic approach, and capability to handle large-scale developments whilst understanding the unique financing requirements of co-living and mixed-use schemes.

Our Approach

We analysed the market to identify the optimal lender, handling both insurance and debt advisory aspects. Working closely with all parties, we creatively crafted a unique finance package addressing the scheme's complexities and delivery requirements, requiring deep sector understanding and close collaboration to ensure appropriate structuring.

The Outcome

We successfully introduced the £122 million development finance facility from a specialist real estate finance provider, enabling delivery of much-needed rental accommodation, hospitality facilities, and community services in a designated growth location supporting the area's ongoing regeneration.
