A property developer had identified an iconic period building with significant potential for conversion into a luxury residential development comprising 142 apartments within a prestigious gated community. The developer needed a funding partner who understood the vision and could provide flexible funding, without restrictions that would constrain their ability to adapt plans as the project evolved.
We identified that a property development loan offered the optimal structure as it provided the capital needed while remaining flexible around specification changes. Working closely with the developer and their architects, we prepared comprehensive financial projections that demonstrated project viability. Our established relationships with specialist property lenders enabled us to approach funders experienced in complex heritage conversions. We secured a lender who shared the developer's vision for the project.
We secured a £14.8 million development loan representing 64% loan-to-gross development value, providing the capital required to complete the entire conversion. The facility's flexible drawdown structure allows the developer to access funds as each construction phase is validated, maintaining cash flow efficiency throughout the build.
